What we found
The stack above the roofline had lost most of its mortar. Bricks were loose enough to move by hand, the crown had broken up, and water had been tracking down inside the chimney for years.
What we did
We took the chimney down to sound masonry and rebuilt it from there — new brick, new mortar, a properly formed crown with an overhang and drip edge, and a new stainless cap on top.
Why it mattered
A chimney in that condition is a structural problem, not a cosmetic one. Loose masonry above a roofline comes down in a windstorm, and the water getting in was already reaching the framing.
